









TERMS AND CONDITIONS OF BOOKING AND CANCELLATION POLICY
A MINIMUM DEPOSIT of 50% is required to secure your booking. For bookings made within 30 days of arrival the full balance may be required.
DEPOSITS ARE NON RETURNABLE and any balance due should be paid at least 7 days before arrival.
Preferred method of PAYMENT is by ONLINE TRANSFER (Faster Payment Service) or BACS, (we no longer accept cheques). We can also accept cash
or any of the above Credit/Debit cards - There is a 2.5% surcharge on Credit Cards,
Debit Cards no charge. Your credit/debit card details may be held as a guarantee against your booking.
CONFIRMATION of your booking will be sent by EMAIL as soon as your deposit and address/contact details have been received.
We no longer send postal confirmations.
THE FULL HOME ADDRESS and CONTACT TELEPHONE NUMBER of the person making the booking and/or accepting responsibility MUST be provided before any booking
can be confirmed. If you fail to provide these details your booking will be deemed to have been cancelled and you will loose your deposit.
You will also be liable for any unpaid balance if the accommodation cannot be relet.
PRICES are determined by the number of persons stated at the time of booking.
EXTRA GUESTS must be notified to us in advance of their arrival and a charge will be made.
If you fail to notify us of extra guests you will incur a pro rata charge for the full duration of the booking and this will be charged to your credit card.
VISITORS must not be brought onto the premises without our prior consent.
IF YOU CANCEL YOUR BOOKING or any part of it, you will loose your deposit and the balance will be charged in full unless the accommodation is re-let.
We strongly recommend Holiday Insurance to cover cancellation.
NO REFUND will be given in the event of curtailment.
THE BALANCE MUST BE PAID IN FULL before access to the accommodation will be allowed.
BREAKAGES AND DAMAGE. Please take care with our property. You are responsible for any damage. We will normally not charge for fair wear and tear
or minor breakages, but if we feel that any damage is excessive or unreasonable then we will charge an amount to cover this, including an appropriate
administration fee.
CLEANING. Given that we prepare the beds and clean the accommodation for each new guests arrival, the accommodation should be
left as near as possible to the condition in which it was found. The person making the booking will be held responsible for any unreasonable cleaning costs.
ALL PETS are only admitted by prior arrangement. Dogs must be well trained and are admitted only on the strict condition that they will not be left
alone for any length of time whilst on the premises or allowed onto the furniture or into the bedrooms.
BREACH OF ANY TERM OR CONDITION OF BOOOKING may lead to access to the accommodation being refused. In this event no refund will be given in respect of
any payments already made.
